FAQ for Foreign Tenants Renting in Japan


Renting an apartment in Japan can feel complicated, especially for international residents.
Here are answers to the most common questions we receive from foreign tenants.

Q1. Can foreigners rent an apartment in Japan?

A. Yes. Foreigners can rent apartments in Japan. However, some landlords may have additional requirements such as a guarantor company or proof of stable income. Working with a real estate agency experienced with international tenants can make the process much easier.


Q2. What documents do I need to rent an apartment?

A. Typically, you will need:

  • Passport
  • Residence card (if you live in Japan)
  • Proof of income or employment contract
  • Emergency contact in Japan
  • Sometimes a guarantor company

Requirements may vary depending on the landlord or property.


Q3. Do I need a guarantor in Japan?A.

A. In many cases, yes.

Most landlords require a guarantor (保証人). If you do not have a Japanese guarantor, you can usually use a guarantor company. This company guarantees your rent payment in exchange for a fee.


Q4. How much money do I need to move in?

A. Initial costs in Japan are usually 4–6 months of rent.
These costs may include:

  • Security deposit (敷金)
  • Key money (礼金)
  • Agency fee
  • First month’s rent
  • Guarantor company fee
  • Fire insurance

The exact amount depends on the property.


Q5. What is “Key Money” (Reikin)?

A. Key money is a non-refundable payment to the landlord.
It is a traditional custom in Japan and is usually equal to 1–2 months’ rent. Unlike a deposit, this money is not returned when you move out.


Q6. How long does the screening process take?

A. Usually 1–3 days.
The landlord and guarantor company review your application, employment status, and financial stability before approving the contract.


Q7. Can I cancel after signing the contract?

A. Once the contract is signed, it becomes legally binding.
If you cancel after signing, you may need to pay a cancellation fee, and some fees such as the agency fee or key money may not be refunded.


Q8. Can I share the apartment with friends?

A. It depends on the property.
Some apartments allow multiple residents, while others only allow the person listed in the contract. Always confirm with the landlord before moving in additional people.


Q9. Are utilities included in the rent?

A. Usually not.
Electricity, gas, water, and internet are typically separate contracts that tenants must arrange themselves.


Q10. What happens when I move out?

A. When moving out, the property will be inspected.
Cleaning costs and damages may be deducted from the security deposit. If the deposit is larger than the costs, the remaining amount will be refunded.


Q11. Can I leave Japan before my contract ends?

A. Yes, but you must give notice.
Most rental contracts require 1 month’s notice before moving out. Be sure to inform your real estate agent or landlord in advance.


Q12. Can I rent an apartment without speaking Japanese?

A. Yes.
